No More Horror Stories! Tips for Hiring a Contractor You Can Trust

Hey friends and future renovators! I know firsthand that hiring a contractor can feel overwhelming. I spent years working on Holmes on Homes, where we saw botched jobs, shady contractors, and renos gone horribly wrong. That show definitely made it seem like good contractors are unicorns—but I promise, they do exist! You just have to do a little digging to find them. So, let’s talk about how to choose the right pro for your project without losing your mind (or your budget!).

Step 1: Know What You Want

Before you even start looking for a contractor, figure out exactly what you need. Make a wishlist, set a realistic budget (this is harder than it seems because most people don’t understand the cost of renovations these days), and get a rough timeline in mind. The clearer you are, the better your chances of finding the right fit. Plus, a good contractor will appreciate your organization (we love a client who knows what they want!).

Step 2: Ask Around & Stalk Their Work (In a Non-Creepy Way)

Word of mouth is gold. Ask your friends, family, or that neighbor whose kitchen reno you drooled over. Then, take your research skills to Instagram, Facebook, and review sites like HomeStars and let the internet ‘stalking’ begin! Check out their past work, read the reviews, and see if their style matches your vision.

Step 3: Check Their Credentials

A legit contractor should have the right licenses, insurance, and experience for your project. Ask for proof—don’t just take their word for it! If they get cagey about paperwork, run for the hills.

Step 4: Get Multiple Quotes (But Don’t Just Pick the Cheapest One!)

At least three quotes, people! And beware of that one suspiciously low bid—it usually means corners will be cut, or you’ll get hit with “unexpected” costs later. A detailed quote should cover labor, materials, timelines, and payment terms. No surprises, just solid info.

Step 5: Check References Like a Boss

A good contractor should be proud of their past work. Ask for references and actually call them. Better yet, if you can, go see a completed project in person. Ask past clients if the work was done on time, within budget, and to their expectations. If they hesitate… that’s a red flag.

Step 6: Read That Contract Like Your Money Depends on It (Because It Does)

Never, ever start work without a written contract. It should spell out the project scope, cost breakdown, payment schedule, warranties, and what happens if things go sideways. If a contractor refuses to put things in writing? Hard pass.

Step 7: Communication is Everything

Just like in any good relationship, communication is key! The best contractors are great communicators. They answer your questions, keep you updated, and don’t disappear halfway through the job. If they’re flaky during the quoting process, imagine what they’ll be like once they’ve got your deposit.

Step 8: Watch for These Red Flags

🚩 Huge upfront payment requests (beyond a reasonable deposit)
🚩 No online presence, reviews, or portfolio
🚩 Reluctance to provide references or a contract
🚩 Super lowball quotes that seem too good to be true (because they probably are)
🚩 A bad gut feeling—always trust your instincts!

Step 9: Be Ready for a Few Surprises

Even with the best planning, renos come with surprises (no one has x-ray vision – yet!). Set aside a contingency fund, be flexible, and work with your contractor to navigate any hiccups.


I know hiring a contractor can be nerve-wracking, especially if you’ve only heard the horror stories (or watched every episode of Holmes on Homes!). But there are great contractors out there! It just takes some homework, a few extra questions, and a little bit of gut instinct to find the right one. Do your research, ask the right questions, and don’t settle for anything less than a pro who respects your time, budget, and vision.
